How the Buyer Closing Cost Calculator Works

The calculator starts with purchase price less loan proceeds and deposit already paid, then adds buyer-paid closing costs and subtracts lender or seller credits.

  • Buyer equity: Purchase price less expected loan proceeds.
  • Loan costs: Points, origination, underwriting, appraisal, credit, and verification charges.
  • Other costs: Inspections, reports, title, escrow, government fees, professional fees, and association charges.
  • Cash to close: Remaining equity plus closing costs, less deposit and credits.

Example Buyer Closing Estimate

With a $1,000,000 purchase price, $20,000 deposit, and $750,000 loan, buyer equity is $250,000. Before other costs or credits, the estimated remaining cash to close is $230,000.

Costs to Verify

Compare the calculator with the lender’s Loan Estimate and Closing Disclosure, escrow estimate, title quote, insurance binder, inspection agreements, and purchase contract. Prepaid interest, property taxes, insurance, reserves, prorations, and negotiated credits can change with the closing date.

Frequently Asked Questions

Does the deposit count twice?

No. The deposit is treated as money already paid and is subtracted from the remaining cash needed at closing.

Where do discount points go?

Enter the percentage of the loan charged as points. The calculator converts that percentage to a dollar amount and includes it in buyer closing costs.

How are lender and seller credits treated?

Both reduce estimated buyer cash to close, subject to the transaction documents and applicable lending limits.

Will the result match the final Closing Disclosure?

Not necessarily. Actual lender, settlement, insurance, government, prepaid, prorated, and negotiated amounts control the final figure.
